Activity: Prior to Listing and Week 1
• Conduct market research necessary to determine the highest possible value for your home. Then, if necessary preview all competition in order to determine pricing strategy.
• Evaluate the condition of your property and counsel you on how to prepare your home for sale based on condition of your competitor's product.
• Determine the "profile" of the probable buyer and compose (in the remarks sections) ad captions that will attract Realtors who have this type of buyer in their buyer pool.
• Install a "For Sale" sign in your front yard along with directional signs to maximize exposure if permissible.
• Prepare and place a "Home Portfolio Book" in your home.
• Discuss advantages of the internet and our virtual tour; obtain seller's authorization and commitment.

Activity: Week 2
• Expose your home in the Multiple Listing Service until sold. Check weekly to insure that all information is correct.
• Prepare a "Property Flyer" highlighting the benefits of your home for distribution to prospective Buyers and Realtors.
• Strategically position "Special Feature Cards" to point out "benefits" to prospective purchasers if you so desire or prepare a "showing sheet" for agents to point out these benefits when showing the property.
• Display in your home a finance package for your home from a mortgage lender.
• Promote your home at our sales meeting to all office associates, highlighting the benefits of your property.
• Mail out "Just Listed" cards around the area of your property.
• Property advertised on the Internet on at least four different web sites.
• Review with you the past activity and discuss the marketing plan for the upcoming week.

Activity: Week 3
• Prepare and place media advertisements in local newspapers as considered appropriate and necessary.
• Run the "Prospect Match" program Multiple Listing Service computer for access to potential buyers.
• The virtual tour should be in place on the internet.
• Review with you on Friday or whichever day is best for you on the activity of the week and the marketing plan for next week.

Activity: Week 4
• Review listings that are similar to your property and contact those agents in order for them to promote your property to their buyers who have yet to buy.
• Send "Property Flyer" to agents who have buyers for your area and price range.
• Tele-market area by asking other property owners for leads of personal acquaintances that they know who may be interested in moving into your neighborhood.
• Discuss a possible open house and advertise in the Gazette and on the Web.
• Review with you the past activity and discuss upcoming marketing strategies.

Activity: Week 5
• Request for Featured Open House in the Gazette or do a line ad in the Gazette.
• Review with you all past activity and discuss upcoming marketing strategy to determine approach necessary to produce more showings.

Activity: Week 6
• Prepare a colored picture "Benefit Brochure" to be posted where ever you feel would be suitable.
• Submit to local military base housing offices a colored picture "Benefit Brochure" to be used with all incoming personnel.
• Review with you the activity of the week and discuss the strategy for next week.

Activity: Week 7
• Advertise a line add in the Gazette and consider other possible news adds.
• Discuss the possibility of doing a "Broker Open House".
• Review with you all past activity and discuss:
  • Marketing Activity--For Sale, Sold, Expired properties
  • Pricing strategy
  • Competitions position in the market place
  • Effect of Marketing Plan and necessary revisions, if any.
  • New marketing for next 60 days
